By dealing direct with owners, you'll receive very high "value for dollar" at each of our unique view properties. If you take the time to shop and compare, you'll find our rates are often far less than prevailing market rates here in Telluride for anything comparable.
The main house, the luxurious Homestead House, features 4 bedrooms including two sumptious master suites, and two beautiful queen bedrooms with 9 foot ceilings and tall doors that open onto the Spa Deck. All the bedrooms have wonderful views of the San Juans and the woods surrounding the compound, and each bedroom has its own entertainment center. The beautiful Carriage House adds -- among other things -- two additional luxury master bedroom suites, a fully equipped second kitchen, a second steam shower, a second laundry, and another luxurious Great Room -- all with great views! For many guest groups, the added privacy of a second free-standing residence -- just a few steps from the Homestead House in the entry courtyard -- offers a big advantage, at an affordable price for larger groups, who can split the costs between them.
We're longtime, fulltime Telluride locals, and we're here for you, night or day, for anything you may need. Our level of service and commitment to your comfort throughout your stay is unusual, and ensures that you and your friends or family will have a terrific time with us here in Telluride.

Min. Stay Requirements: Our published rates below are based on a typical stay of 5-7 nights. Only Christmas, New Year's, and the Bluegrass Festival weeks require a one week min. stay. Spring and Fall offseason weeks can be booked for as little as 3 nites.
Cleaning Fees: A standard cleaning fee is charged for these residences, approximating our costs, but there are rarely any other charges, and many little "extras" are all included in your stay. Check with us at time of booking for details.

When you book just the Homestead House, we reserve the Carriage House for you, no charge if unused, to protect your privacy throughout your stay at this very private luxury compound. Any time prior to your arrival, you can easily add the Carriage House if you like, to accommodate additional friends or family you invite to join you at the Retreat. __________________________________________________

Additional guests can be accommodated for additional charges; however, we reserve the right to limit the total occupancy of the Retreat throughout your stay. | Payment Terms | ||
|
A deposit of 50% of your rate package is typically accepted at time of booking, by credit card. For most weeks, the balance isn't due till you're here with us in Telluride, again by credit card, or in cash. No checks of any kind are accepted for lodging.
For certain key weeks, such as Bluegrass Festival, or Christmas, we require the balance 45 days prior to your arrival. For late or last minute bookings, payment in full, in advance, is required at time of booking.
We accept most major credit cards.

| Cancellation Policy | ||
|
Except for certain key holiday and festival weeks, which we advise you at time of booking are non-refundable, if you cancel more than 30 days prior to your scheduled arrival, we'll provide you with a full credit for any amounts received, less only a $125 rescheduling fee, towards a future stay of five nights or more, with no blackout dates or expiration, as long as we own the property. If you must cancel within 30 days of your scheduled arrival, we'll make every effort to rebook your dates. If we can, you'll receive a full credit, less only the rescheduling fee, per above. If we can't rebook, no credit or refund is issued, as we typically turn away at least several other guest groups following confirmation in order to hold your dates, exclusively for you. Your understanding and cooperation is much appreciated, and allows us to keep our rates as low as we can, by Telluride standards. We look forward to being your hosts here in Telluride... |

The Saddle Horn Retreat is "kid-friendly"! You and your children are more than welcome at the Retreat.
No smoking. You may smoke outside the house, as you please, provided you carefully dispose of all smoking materials in proper containers we provide. Note: See our Damage Waiver policy below.
No pets. We recommend you find a caring friend or family member to care for your pet(s) while you travel. Or click on the link for "Telluride's Country Home for Dogs" on our home page, and you can board your dog(s) here in the Telluride area.
Horse Lovers: You may bring up to two horses, provided you let us know, in advance, so we can prepare properly for your stay.
Damage Waiver/Security Deposits: For most guest groups (depending on size) and most weeks of the year, we don't ask for a security deposit in advance, but rather, accept your credit card at checkin to guarantee against damages during your stay, other than normal wear and tear. (Rarely a problem.)
Smokers Please Note: We faithfully promise clean mountain air and a smoke-free and a pet-free environment for all our clients from throughout the U.S. and Europe, at our several unique view properties here in Telluride. Accordingly, we will charge smokers who ignore our non-smoking policy per above (by smoking inside the house) with a facilities restoration fee of $500, non-refundably, without exception, retained as liquidated damages, charged to the credit card you used at checkin, or charged to any card we have on file for you (e.g., from your initial lodging deposit), or retained from a cash deposit as applicable, per above.
Please don't test us on this important issue. If you and everyone with you can't commit to smoking only outside the house, our Saddle Horn Retreat is not for you! In that case, please contact us to assist you in booking elsewhere, such as at local hotels that have specially designated smoking rooms.
